Who We Are
Founded in 1901 we are a four generation family business who started in the retail and wholesale lumber business and now owns and operates three self-storage facilities under the Everett Downtown Storage trade name. For 75 years the company operated in the retail and wholesale lumber and building material business.
In 1975 we began to lease company property and warehouse space. That led to our first venture in storage development in 1987 on a portion of the original company property. Since that time, we have been providing the greater Everett community with clean, secure, easy to use storage space for general household and commercial use.
In 2002, we purchased one of our competitors (storage facility on Rucker Ave) and still not able to meet the needs of the community we expanded again in 2007 with the purchase and renovation of a vacant beer distribution warehouse (storage facility on McDougall Ave).
Now with three locations over 1500 storage units and 130,000 square feet of rentable space in the heart of Everett, we are committed to providing our customers with best in class facilities and service. Stop by and visit one of our locations today and have a cup of coffee on us. We'd love to introduce ourselves, take you on a tour, and earn your business. We are: Giving you more room to live!

Our History
2013
The U.S. Small Business Administration's (SBA) 2013 Washington state Family-owned Small Business of the Year is The H.O. Seiffert Company (HOSCO) located in Everett, Wash. Since 1901, this four generation family-owned company has operated in Everett and greater Snohomish County. With much of its history in the building materials industry, HOSCO currently owns and manages three Everett Downtown Storage locations, as well as other multi-family and commercial real estate investments.
2009
Our McDougall storage facility opens doubling the company's storage capacity. Key customer features include self service electronic Kiosk, interior drive loading bays, energy efficient motion lighting controls, individual door alarms, and an all facility music and paging system. Welcomed by the neighborhood, the location received the coveted "Monte Cristo" Neighborhood-Friendly Business Award by the City of Everett.
2007
The Company embarked on the goal of adding a sizable self-storage facility to our portfolio of income properties. Our region wide search and dozens of site feasibility studies ultimately pointed us back to our own submarket. Although in close proximity to two other facilities we owned and managed, several years of 90%+ occupancy signaled the need for additional capacity in our marketplace. A vacant 48,000 sq ft warehouse was identified, purchased, and converted into a 93,000 sq ft state- of- the-art storage facility breathing new life into the building and Everett's downtown industrial core.
2002
The Company purchases one of its competitors (storage facility on Rucker Ave) which was a storage conversion of a building constructed in 1918. Formerly a car dealership and JCPenny warehouse, this building is on Everett's Historic Register and retains most of its original character. Today, it consists of 292 units and 19,063 rentable square feet of storage on three floors.
1987
Opened Everett Downtown Storage (our original storage facility on Hewitt Ave) on a small portion of the original company property. Our first venture into self-storage, the business takes off and we expand with a two story heated building in 1993. The remaining from the original lumber yard is sold to Lowes Hardware and profits are reinvested in the business.
